Bansko begins to resemble Beverly Hills
Half a billiard has been invested in the resort for the last yearsë Bansko has successfully tempted politicians, businessmen, sportsmen and show stars. They are competing to put their resources in our biggest ski resort. Broadening the ski-tracks and supplying new facilities, during last years, has also stimulated the building in the region. The town became narrow and investors’ interest is moving to near towns of Razlog, Dobrinishte, Banja village. Former secretary of internal affairs Bogomil Bonev, chairman of EIBank Supervisory board Tzvetelina Borislavova, Russian music producer Ovanes Melik-Pashaev, Bulgarian football star Hristo Stoichkov are small part of popular celebrities who have already invested in terrains and buildings in the region.
It has become clear a year ago that a luxurious hotel is being constructed by Bonev. The modern building is in the outskirts of Sredoreko and Allanitza localities. During the week is has been announced by the municipality that the former secretary is also an investor in modern apartment complex, near starting station of the cabin ski-lift. The building will be turnkey for the new winter season.
The famous music producer and owner of ferryboat Orjahovo Ovanes Melik-Pashaev is investing in “Downtown” complex. It will be situated on a 56 thousand square meters area which is the largest constructing scale in Bansko.
In the complex Tamplier, Hristo Stoichkov owns an apartment. However, it is a gift to our football star from the complex owners. He has also invested in Kempinski Hotel Grand Arena which is the first 5-star hotel in our ski resort.
Among investors in Bansko, we can find the ski legend Mark Jirardelli. The municipal councilors have already accepted the offer of “Jirardelli sport center” for establishing a joint private limited company for building a sports and tourism center. Investments are foreseen to reach 8 mill Euro.
From 2003 up to present, over half a billion BGN have been invested in Bansko. Around 700 construction permits for hotels and vocational complexes have been issued for the last three years with total area of 430 thousand sq.m. The Pirin resort disposes with about 10 thousand beds. According to data of Address Rea Estate, resort’s bed capacity will increase with other 20 000 to the start of next winter season.
So far, the commenced huge construction projects are “Belvedere Holiday Club” with over 35 000 sq. m. /invested by KP - Immobilien/ and “Sapphire Residence” with around 30 thousand sq. m. Most construction permits are issued for Gramadeto locality where the cabin ski-lift is situated. According to data of Victoria Invest in this area, there are 50 big construction sites at the moment.
Among the attractive investors in the region are Balkanstroy (hotels “Perun”, “Glazne”, “Bulgaria”, “Strajite” and “Grand Arena”), “Galchev Engineering Group” with the projects for hotel complexes “Trinity” and “Vihren”, as well as the Blagoevgrad branch of “Glavbulgarstroy”. Nikolay Galchev is the manager of “Galchev Engineering Group”, one of the executives of Professional football club Pirin - Blagoevgrad.
At present, Balkanstroy together with Barage and co., are building a golf complex between Bansko and Razlog – “Pirin golf holidays club”. The investments amount to 62 million euro. The complex is constructed on area of 900 decares and will be completed till end of 2007.
To the end of the year, the complex of English company Mac Anthony Realty Bulgaria Ltd., named “Ski spa golf” opposite the golf course which foresees the erection of two basic buildings with total area amounting to 6 000 sq. m. The first building has already been finished, and the apartments in it are sold mostly to UK citizens at prices from 1 300 to 1 500 Euro per sq.m.
These days Fairplay International bought in construction one of the hotels in “St. Ivan Rilski Spa and Apartments” Complex where about 7 million Euro will be invested.
The using of all free terrains for building in Bansko has directed the investors to Razlog, Dobrinishte, Banja village. In The town of Razlog, the most attractive investment is “Spa complex Katarino” of EIBank. The invested amounts to 12 million Euro. The complex has 114 double rooms, 4 double luxury rooms and 21 apartments. Plus other 64 apartments located in one-family chalets.
Hundreds of investors are attacking every day the City Hall of Razlog, said the Mayor Liuben Tatarski. Huge projects in tourism branch have been presented up to now. The investments for them exceed 600 – 700 million Euro. Moreover, there are enough estates for construction in the municipality. Only in the Betolovoto locality, there are over 5 500 decares, and in the Kulinoto locality – over 6 thousand decares. Only in the region around the golf course in Betolovoto locality, 150 estates are bought by private persons. It is foreseen the erection of hotels and vocational complexes with 30 thousand beds. At least that number of beds are envisaged in the Kulinoto locality where are the ski-tracks, also in the region of Katarino. Over 150 are the sold estates in Banja village famous with its mineral water.
